| چکیده | ||
| مجتمعهای کلان تجاری بهعنوان یکی از مهمترین عناصری شهری نقش برجستهای در تحققپذیری پایداری در کلان شهرها را برعهده دارند. البته بکارگیری این عناصرشهری نیازمند شناخت ساختاری -کارکردی در نظام توسعه شتابان در کلان شهرهای ایرانی است. کلان شهر مشهد با رشد شتابان در دهههای اخیر دچار از هم گسیختهای در نظام کاربریهای شهری و در پی آن بروز ناپایداری شهری در فضاهای محلی-منطقهای را درپی داشته است. این پژوهش بنا دارد که با رویکرد ساختاری _کارکردی نقش و عملکرد این مجتمعهای تجاری را در پایداری شهری مورد ارزیابی قرار دهد. تحقیق حاضر از نظر روششناسی توصیفی- تحلیلی و از لحاظ هدف، از نوع تحقیق کاربردی است. پس از سازماندهی اطلاعات در مولفههای پایداری شهری برای تحلیل یافتهها از نرمافزار GIS و SPSS و مدل تصمیمگیری چندمعیاره مارکوس استفاده شده است. یافتههای تحقیق نشان میدهد که پایداری ساختاری-کارکردی مجتمعهای تجاری کلانشهر مشهد بر اساس شش بعد کالبدی-فضایی، اقتصادی، اجتماعی، فرهنگی-فراغتی، مدیریتی-سیاسی و زیستمحیطی بررسی شده است. شاخص ساختاری با میانگین 97/2 نسبت به شاخص کارکردی با میانگین 60/2 وضعیت بهتری دارد، اما بهبود قابل توجهی در بعد کارکردی، بهویژه در زمینه مدیریت انرژی، خدمات و بهرهبرداری بهینه از فضاها ضروری است. علاوه بر این، ابعاد زیستمحیطی و فرهنگی-فراغتی نیازمند تقویت برای ارتقاء کیفیت زندگی و جذب مشتریان هستند. نتایج رتبهبندی با مدل تصمیمگیری چندمعیاره مارکوس نشان داد که مجتمع آرمیتاژ با 825/0 Fk = بیشترین پایداری را دارد. این یافتهها تأکید میکند که تحقق پایداری جامع مستلزم توجه همزمان به تمام ابعاد ساختاری و کارکردی است. | ||

| Introduction Mega-commercial complexes, as one of the most significant urban elements, play a crucial role in promoting sustainability in metropolitan areas. However, their effective utilization requires a clear understanding of structural–functional dynamics within the context of rapid urban development in iranian metropolises. Mashhad, as a case in point, has experienced accelerated growth in recent decades, resulting in fragmentation of urban land-use systems and subsequent urban unsustainability across local and regional spaces. Methodology This study aims to evaluate the role and performance of these commercial complexes in urban sustainability through a structural–functional approach. Methodologically, the research is descriptive–analytical and applied in purpose. After organizing data into urban sustainability components, gis, spss, and the multi-criteria decision-making marcos model were employed for data analysis. Results Findings reveal that the structural–functional sustainability of mashhad’s commercial complexes was assessed across six dimensions: physical–spatial, economic, social, cultural–recreational, managerial–political, and environmental. Results indicate that the structural dimension (mean = 2.97) outperforms the functional dimension (mean = 2.60); nevertheless, substantial improvements are required in functional aspects, particularly in energy management, services, and optimal space utilization. Furthermore, the environmental and cultural–recreational dimensions demand strengthening to enhance quality of life and customer attraction. Ranking results using the marcos model identified armitaj complex (fk = 0.825) as the most sustainable. Discussion and Conclusion These findings highlight that achieving comprehensive sustainability requires simultaneous attention to both structural and functional dimensions. | ||
